In this environment, the “cost of hesitation” is high; markets reward those who recognize the signal early rather than waiting for perfect conditions.
Over the past month, we’ve seen the market efficiently absorb new supply, with national sales volumes holding steady at approximately 7,900 properties. While online audience reach has surged by over 26%, buyer engagement has become more purposeful and research-driven. This isn’t a market of price distortion, but one of disciplined execution where quality presentation and strategic marketing are the keys to a result.
The reality right now across New Zealand:
- New listings are up 9.73% year-on-year, yet total live stock has actually decreased by 8.03% as the market absorbs property efficiently.
- Buyers are taking longer to commit, becoming more deliberate and selective as they recalibrate to current lending settings.
- Auctions are instilling confidence, with 687 conducted in March and properties under the hammer selling in an average of 29 days – nearly twice as fast as alternative methods.
