The story of this Tikipunga home which sold prior to auction for $1,025,000 after 3 days.

Thomas & Christine Reil visited 19 Pahau Avenue in Totara Parklands to conduct an appraisal. After presenting a comprehensive sales appraisal outlining all the data on the current stats of the market and sales in the area the listing was secured. Thomas, Christine and their vendors mutually agreed on a pricing strategy for the property, agreeing (in this instance) that the property should be marketed by way of auction.

When establishing their client’s reasons for moving it became apparent they needed to declutter and remove personal effects to facilitate their move. So, the vendors agreed to do this earlier than necessary to help facilitate the sale – and gave Thomas & Christine their home to sell ‘empty’ and vacant (fortunately they had a motorhome to move into).

Thomas & Christine arranged for the property to be professionally staged, making it look like a showhome – and professional photos were then taken. Using their office’s open database Thomas & Christine were able to virtually introduce approximately 300 buyers to the property before it was sent live on public websites – on a Tuesday.

They booked three private inspections for buyers to view the home later that week (Wednesday, Thursday & Friday).All three of these buyers made pre-auction, written offers. (First: subject to a house sale; Second: a lower, but unconditional offer; Third: a higher unconditional offer – by purchasers who had just sold with another agency and needed a home to buy). After only being on the market 3.5 days Thomas & Christine had still not conducted a single advertised open home.

With thorough research on all available listings, sales history in the immediate area as well as market trends, Thomas & Christine were able to explain why securing an unconditional offer was in their client’s best interest and they accepted the third offer – and were glad that they did!
